Background and Education
Ed Pechan brings a wealth of talent and experience to the real estate business which he applies to the benefit of his residential and commercial clients and customers.
Born and raised in western Pennsylvania, Ed obtained a bachelor of science degree in Physics and a Masters degree in Systems Management and Operations Research from the University of Pittsburgh.
Co-founding a small computer software in Pittsburgh, Ed Pechan also got involved in real estate, both as a homeowner and an investor in residential rental properties.
After a stint with the U.S. Army Reserve as a First Lieutenant in Alabama, Ed moved to the Washington DC area where he put his talents to work developing computer models and data bases relative to air and water pollution problems. Ed also had an opportunity to work on heavy fuel oil allocation during the Arab oil embargo of 1973. Subsequently, Ed was involved in research oversight at the Department of Energy. During this time, Ed purchased and managed a number of residential rental properties for his own account.
Ed formed a consulting company in 1981 to address complex environmental problems and an Internet services company in 1995. During this time, he continued to purchase and operate residential rental properties in the northern Virginia market.
Ed moved to Florida in 2002 and purchased some commercial investment properties in Citrus County that he owns to this day as well as some residential property. He divested his interests in the companies he had founded up north.
With a wealth of personal experience in real estate, both residential and commercial, Ed Pechan decided to become a Florida licensed real estate agent and REALTOR which he completed in 2009. He became a sales associate operating in both Citrus and Marion counties.
Ed upgraded his state license in July 2013 to Broker and became a Broker Associate. He is currently serves in that capacity with Tropic Shores Realty.
Ed’s background and talents provide him with expertise and experience to work with both buyers and sellers of residential and commercial properties. His additional training as a Broker includes 132 hours of additional education – a total of 240 hours of formal training which is more than twice that required to be a sales associate.
With the wealth of available data on real estate transactions, having the ability to analyze and understand this information is key to understanding the market and ensuring that both selling and buying customers are obtaining the best opportunities available to them in the market.
Ed’s extensive and proven analytic abilities provide him with a unique insight into how to conduct comparative market analyses to determine listing prices as well as comparable sales and list price analysis to determine fair purchase prices.
