Citrus County

Citrus county is a mostly rural county located about 80 miles north of Tampa and 80 miles west northwest of Orlando. Total Citrus county population is around 140,000. There are two small cities within the county, Crystal River with about 3,000 residents and Inverness with about 7,200 residents.

The nearest larger community is Ocala to the northeast with approximately 57,000 residents.

There is a wide range of housing options in Citrus County ranging from small older mobile homes to large homes located in gated communities. Prices for homes range from the $15,000 to well over $1,000,000.  A recent analysis of active listings in the MLS shows 9 listings under $30,000 and 8 over $1,000,000.

Building lots are also available and are in plentiful supply with prices staring at under $3,000.

Citrus County features a wide range of waterfront properties as well, ranging from properties on the west side of the county with access to the Gulf of Mexico to lake and river properties in the east of the county. Topography is relatively flat although some old phosphate pits from the late 1800s are still around and are quite deep. Many of the old phosphate pits are along the old railroad rights-of-way, one of which is now the Withlacoochee State Trail although some of these old phosphate pits are actually found in the middle of residential areas!

Fishing, golfing and boating are among the recreational activities available in the county. There are numerous public boat ramps to access the Gulf of Mexico and connected waters, the Withlacoochee River and the three pools of Lake Tsala Apopka. The Withlacoochee State Trail is a converted railroad right-of-way that runs from the norther part of Citrus County for 46 miles into neighboring Hernando County. This paved trail is relatively level and is popular for both biking and hicking. There are several trail heads with parking available in the county. The Marjorie Harris Carr Cross Florida Greenway, developed from the right-of-way of the partially completed Barge Canal begins at the Gulf of Mexico and extends through the northern part of the County. There is a bike and hiking path along the canal leading from the Gulf of Mexico and dolphins can be seen frolicking in the water.

There are a number of golf courses in the county, some associated with residential areas.

There are a variety of unincorporated communities in the county. There are also numerous subdivisons within some of these communities. Some subdivisions feature gated access and private roads. Subdivisions may have deed restrictions and homeowners associations. The range of restrictions and extent and cost of homeowners associations can vary dramatically. A real estate professional is the best person to contact regarding presence of deed restrictions and/or a homeowners association.
